Living above the flood line

Coastal parcels in Citrus County sit in flood zones, and the living floor has to be built above the base flood elevation the site demands. We design for it from the start: parking and storage below, living above, decks and porches for the view.

02 · Wind

Engineered for the storm

Florida Building Code wind loads, impact-rated openings, continuous load paths from roof to piling — and, where an owner wants it, red-iron steel framing engineered to withstand hurricane-force winds.

03 · The water

Docks, decks and boardwalks

The outdoor rooms are the point of a waterfront home. Screened porches, composite decks, boardwalks and docks are planned with the house and coordinated with the marine trades and permits they require.

Our most ambitious commission to date is rising on the water in Crystal River — a private estate designed for a family who intends to stay for generations. It is not our first home on Kings Bay; the one pictured is finished, and it is what elevated construction looks like when it is done right.

  1. Kings Bay & Crystal River. Spring-fed, Gulf-access, and now the county's most active teardown-and-rebuild waterfront.
  2. Homosassa River. Old Florida river lots from the springs to the Gulf — elevated homes with the porch facing the water.
  3. Tsala Apopka lake chain. Inverness, Hernando and Floral City lakefront: the Inverness, Hernando and Floral City pools, Lake Henderson and Big Lake Henderson.

Questions owners ask.

Q-01Our lot is in a flood zone. Can we still build?+

Almost certainly — most waterfront in Citrus County is. The flood zone sets the elevation the living floor must reach, and the design starts there. Bring your survey and elevation certificate if you have them; if not, we will help you get them.

Q-02Can we tear down the existing house and rebuild?+

Yes. Teardown-and-rebuild is now the most common way a new waterfront home gets built on Kings Bay and the rivers. We handle demolition permitting through the build.

Q-03How do you build for hurricanes?+

To Florida Building Code wind loads for the site, with impact-rated openings and a continuous load path from roof to foundation. Owners who want more can choose red-iron steel framing engineered to withstand hurricane-force winds.

Q-04Do you build docks and seawalls?+

We plan them with the house and coordinate the marine contractors and the permits they require, so the dock, boardwalk and seawall are finished when the home is — not an afterthought a year later.

Q-05Do you build lakefront as well as Gulf-side?+

Yes — the Tsala Apopka chain around Inverness, Hernando and Floral City, Lake Rousseau, and the Withlacoochee. Lakefront homes follow their own elevation and shoreline rules, and we build to them.
