Custom homes in Inverness and Crystal River, built above Florida building code.

Estates, farmhouses and acreage homes across Citrus County — from in-town Inverness to the waterfront in Crystal River — built by a second-generation Florida builder who is on site every day, with your participation welcomed at every step.

Your plans or ours

Bring your architect's drawings, or start with a sketch on a napkin and we will work with you and a designer to turn it into a set. Either way, the finishes and the number are agreed before ground breaks.

02 · Built for Florida

Specified for heat, wind and water

Every Great Oaks home is specified for the climate it lives in: Built above Florida building code — wind loads, impact-rated openings and structural connections specified beyond what the code asks, with materials chosen for humidity, sun and the occasional storm.

03 · Owner on site

Kurt, every day

Kurt Johnson is on site for every build. Rebecca runs the office, the schedule and your questions. When you call, you reach the people building your home — not a project coordinator across town.

Block, steel and concrete before anything else.

This is what a Great Oaks home looks like before the finishes: reinforced masonry walls, poured concrete floors and stairs, arches formed on site. Built above Florida building code is not a slogan on the page — it is the first thing you see when you walk the job.

The Kings Bay residence

Four kinds of home.

Every home we build is custom. These are the four we are asked for most.

Home types
  1. Estate homes. Columned porticos, fountain courts, libraries, private bowling lanes — the full expression of a family's taste, built to be inherited.
  2. Farmhouses & acreage. Metal roofs, deep porches and dormers under the live oaks, sited for the breeze and the view across the pasture.
  3. Lakefront & waterfront. Elevated construction on the Tsala Apopka chain, Kings Bay and the rivers — see our waterfront sheet.
  4. Red-iron custom homes. Steel-framed residences engineered to withstand hurricane-force winds, finished like any other Great Oaks home — see metal buildings.

Where we build custom homes.

Great Oaks builds throughout Citrus County: in-town lots in Inverness and Crystal River, the hill country of Citrus Hills and Pine Ridge, oak-hammock acreage around Floral City and Hernando, and the Gulf side from Homosassa to Sugarmill Woods.

Questions owners ask.

Q-01Do you build from our plans, or do you design too?+

Both. Many owners arrive with an architect's set; others arrive with a lot and an idea. We can work with your architect or connect you with designers we trust, and we price the home from the finished drawings so the number you sign is the number you build.

Q-02How involved can we be during the build?+

As involved as you want to be. Your participation is welcomed at every step — site visits, selections, walk-throughs at each phase. Rebecca keeps the schedule and the answers coming; Kurt is on site.

Q-03How long does a custom home take in Citrus County?+

It depends on the size of the home, the site and permitting, so we do not quote a number before we have seen both. What we can promise is a written schedule at contract, a sequence that does not change, and an owner who is on site through every phase to keep it.

Q-04Are you licensed and insured?+

Yes. Great Oaks General Contractors, LLC is a Florida Certified General Contractor, license CGC1520197, and fully insured.

Q-05Do you build outside Citrus County?+

Citrus County is home and where most of our work is. If your lot is just over the line, ask — we will tell you honestly whether we are the right fit.

Tell us about the home.

A few details and Rebecca or Kurt will reach you within one business day to arrange a private consultation — at the office, or on your land.
